Obtaining your mortgage pre-approval will put you in the best position to buy when you find the home of your dreams. Any issues on credit reports can be fixed, and if there are special circumstances involving income or debts, spending the time getting all the paperwork in order will make the real estate contract stronger and allow you to have a smoother closing.
Broker vs. Banker
In the simplest of terms, brokers do not fund the loan. They only facilitate the transaction between the buyer and the lender. A mortgage banker is the actual lender. You are free to contact any mortgage broker/banker of your choosing.
